What's the difference between Fully Managed & Introduction only?
If the property you chose is let fully managed, Dalessio Residential Lettings will be your first point of contact for all matters that arise during the tenancy such as maintenance, repair issues, notices etc. Introduction only means that Dalessio Residential Lettings find the tenant for a property and prepare and administer all the paperwork up to a tenant signing the lease and paying over the initial rent/deposit and thereafter the Landlord will be responsible for all matters relating to the tenancy.
Unfurnished, part furnished or furnished. What's the difference?
Most properties are let as unfurnished which means you can expect carpets/flooring, curtains and all/some white goods together with any fitted furniture such as wardrobes, Part furnished will be as unfurnished but where items of furniture are included, for example 3 piece suites, dining table/chairs and beds, but not necessarily all of these. Furnished is when a property has all furniture included together with linen, cutlery and crockery.
The Tenancy Agreement?
A Tenancy Agreement is a legal and binding document. You will be committed to paying rent and being responsible for the rented property and it’s fixtures and fittings until the end of the agreed term. Tenancy agreements are usually for a minimum period of six months. In some cases you can sign up for a twelve month period as long as this has been agreed with both parties concerned. We do not normally agree to let for a period shorter than six months.
How much money do I need to move into a property?
On the day of signing a tenancy agreement the first month's rent, deposit and any applicable insurance premium will become payable in cleared funds, such as a cash, bankers' draft or a building society cheque. Please note that we do not accept personal cheques and will not release any keys to you without cleared funds. Confirmation in writing would be sent to you prior to moving in. It is important that you read and fully understand any correspondence we send you.
The deposit?
The amount payable is equal to one month's rent and in some cases your landlord will request a higher deposit but you will be advised about this beforehand. Your deposit will be held by The Deposit Protection Service
www.depositprotection.com. We charge £35 to administer your deposit with The Deposit Protection Service.
Your deposit will be registered and sent to The Deposit Protection Service and acknowledgment and proof of registration will be sent to you within 14 days by the Deposit Protection Service. This is the law and it is important that you understand this.
What are your charges?
Dalessio Residential Lettings charge a one-off administration fee of £200 plus a referencing fee of £30 for each applicant. We charge a higher fee for company lets. We are unable to process your application without payment of your administration and referencing fee. We require some form of personal photographic identification such as a driving license or passport, proof of current address and salary slips to verify your employment details. We cannot process your application without this information. Please note that our reference fee is not refundable.
References?
Dalessio Residential Lettings use the services of a credit referencing company. They will be looking for a checkable work history, income and if you have any county court judgements. Everyone’s personal circumstances are different and we will look at each case individually. Honesty is always the best policy. We cannot process your application without some form of personal identification, proof of current address and salary slips. If you’re not sure then just ask. We will do our very best to help you with your application.
Guarantor?
If your financial reference is weak for any reason, we could ask for a guarantor to support your tenancy. The guarantor will be as responsible as the tenant for all monies due and obligations under the tenancy. Guarantors need to have strong financial references to show that they will not suffer hardship should they be called upon to pay on your behalf. It is very important that you understand the guarantor is responsible for guaranteeing the rent for the duration on the entire tenancy and not just the initial six months so choose your guarantor responsibly.
Do I need insurance?
Yes. It is a condition of your Tenancy Agreement that you have adequate "tenant’s insurance" to cover your own personal contents and any accidental damage to your landlord’s fixtures and fittings. This will benefit you in the long run as accidents do happen. You don’t have to worry about finding a suitable insurance provider as Dalessio’s are an Introducer Appointed Representative with Leaseguard, one of the UK’s largest providers of insurance products for tenants.
What about pets?
We regret to advise you that pets are generally not acceptable within most properties we currently offer for rent.
How do I pay my rent?
Please arrange a monthly standing order to be set-up with your bank in order for your rent to reach us in time. In exceptional circumstances we will allow payment by cash or personal cheques. We will make a charge for any cheques that do not clear as a result of insufficient funds in your bank account.
Utility bills?
The tenant is responsible for all services, unless otherwise stated i.e. gas, electric, council tax and water rates and all meter readings are included within an inventory at the beginning and end of all tenancies. You will have to purchase a TV license as well. Dalessio Residential Lettings will inform the applicable services with tenant’s details and meter readings. It’s always good practice to check and make sure that your account has been set up with the appropriate utility company. We have no control as to when they send you a bill. Again, check with your utility company. You can, with your landlord’s permission, change suppliers to get a better deal but you must let us know who your new supplier is.
How do I know if I will get my deposit back?
It’s very simple. Check with your original inventory issued to you at the beginning of your tenancy and leave the property in the same condition as when you moved in. You will be responsible for any damage you have caused to the property. You might want to consider insurance cover for Accidental Damage to Landlords Fixtures and Fittings.
